Rehab funds release in stages as work is completed and inspected. You request a draw, we verify the milestone, and funds are wired.

In many cases yes — interest reserves and certain closing costs can be financed, subject to LTV/LTC limits and underwriting.

What LTC do you offer on ground-up construction?

Up to 85% loan-to-cost, covering land acquisition and hard construction costs. Soft costs and interest reserves may be financed subject to the overall LTC limit.

How are construction draws scheduled?

Typically across 5 to 7 stages — site work/foundation, framing, dry-in, MEP/rough, drywall/finish, final. Each draw is inspected before funds are wired.

Do I need a general contractor?

Yes — a licensed, qualified GC (or a demonstrated owner-builder track record) is required.

How fast can a bridge loan close?

On a clean file with title in place, 7 to 10 days is common.

Is there a prepayment penalty?

Bridge loans are designed to be paid off early — there's no prepayment penalty beyond any minimum interest period in your term sheet.
